Scope of Service

 

Site Analysis / Site Visit

This stage involves site analysis and clarification of the project brief to guide the design process in line with council approvals.  There is liaison and coordination with the client, and provision for a preliminary meeting to clarify the project brief.  Local council documentation and the design requirements are reviewed, and a site investigation is conducted to review existing site conditions.  This investigation includes a site meeting with the client, travel time and photographic records of existing conditions.  These existing site elements, opportunities and constraints are then considered in the development of the concept design.

Vegetation Management Plans

This stage involves the preparation of documents that include the locations of existing vegetation to be retained, relocated or removed, as well as a schedule of existing vegetation, vegetation protection, weed management and maintenance. It involves the liaison and coordination with the client and relevant sub-consultants, and liaison with local council environmental officers on site if required. Vegetation Management Plans are also required by law for many Development Applications, and an Australian Standard (AS 4970) for trees on development sites, requires consideration of vegetation management at the earliest stages of any approval process.

Concept Design Master Plan

This stage involves the preparation of master plan documentation for approval by the client.  It involves the liaison and coordination with the client and relevant sub-consultants, and the preparation of the Landscape Concept Plan of the whole site including any feature areas.  The preparation of Proposed Planting and Materials Palette, and the Opinion of Probable Costs is included.

Developed Design 3D Visualisation

This stage involves the preparation of developed documentation in a 3D format. A 3D model of the proposed landscape is prepared as part of the Landscape Works visualisation process, to help finalise the overall Concept Plan for approval prior to commencing construction or contract documentation.

Detail Design / Operational Works Landscape Documentation

This stage involves the preparation of detailed documentation for the client, Operational Works Approval (if required) and construction.  It includes the liaison and coordination with the client, relevant consultants and relevant council officers (if necessary) to assist in the identification and confirmation of coordination requirements.  Landscape Construction and Landscape Planting Plans are then produced, as well as Landscape Details to enable construction.  The Landscape Works Specification and Material & Finishes Schedule are prepared for inclusion in some instances.  The preparation of the Opinion of Probable Costs is further developed for client aproval.

Tender Preparation and Evaluation

This stage involves the finalisation of detailed design documentation following the Operational Works Approval phase, to enable the works to be tendered to a select list of landscape contractors.  Included is the review of Council comments and amendments following Council Operational Works Approval (if required), and the preparation of the detail Landscape Works Specification, the Landscape Works Schedule of Rates and Items for inclusion in the tender package, and the preparation of the Australian Standard contract documentation for the landscape works construction if necessary.  Tenders will be kept informed of all responses to queries during the tender period and after this time a tender evaluation and recommendation of the nominated contractor is produced after consultation and coordination with the client.

Contract Administration Stage

This stage involves the administration of the landscape works contract.  It includes the upgrade of drawings from the Council Approval set or tender documents to a Construction issue, the certification of payments, council on-maintenance and off-maintenance inspections.  It also includes the allowance for two inspections of the site throughout construction, as well as a final inspection including itemisation of defects.  We can help your builder or project manager deliver the project you want on time and within reasonable budgetary constraints.

Landscape Compliance Certification

This stage involves the certification of the landscape works completed by a qualified Landscape Contractor for the purposes of council compliance with development approvals.  It includes site inspection and report for sign-off of construction of works as per local regulatory approvals, as well as a final Landscape Compliance Certificate for relevant council records in accordance with approval conditions.
